Please see TBAG’s detailed letter of strong objection which has been submitted to EFDC in response to the application to develop the Balti House site. One of the main issues that we contest is that the application seeks to develop the whole of the dwelling allowance of approximately 12 dwellings on this smaller site, onto around one third of the original site thereby increasing the density from 40 dwellings per hectare to 130 dwellings per hectare. This is contrary to our approved Local Plan which was found to be sound by the Planning Inspector and ratified at Full Council meeting by EFDC on 6 March 2023. TBAG approached the Planning Inspectorate in 2024 when development was first muted on this site, and they confirmed that the approved Local Plan has a legal status under Section 38(6) of the Planning and Compulsory Purchase Act 2004.
